How to choose the right mortgage in 2026

Choosing the right mortgage is one of the most important financial decisions in the lives of most Slovaks. In 2026, the mortgage market has changed significantly compared to previous years and it is important to understand the current conditions.

Interest rates in Slovakia currently range between 3.5 % and 5.5 %, depending on the fixed-rate period and the specific bank. The lowest rates are offered by banks for shorter fixed-rate periods of 1-3 years, while longer periods of 5-10 years are more expensive but provide greater certainty.

When choosing a mortgage, it is crucial to compare not just the interest rate but also the APR (Annual Percentage Rate of Charge), which includes all fees associated with the loan. The difference between the interest rate and the APR can be as much as 0.5 percentage points.

Another important factor is the amount of your own funds. Most banks require at least 20 % of the property value as a down payment. Some banks, however, offer mortgages with a lower down payment, albeit at a higher interest rate.

Do not forget about refinancing options. After the fixed-rate period ends, you have the right to switch to another bank that offers better terms. This process is relatively straightforward and can save you thousands of euros over the full repayment period.
